Commercial Services Marketing Built on Unit Economics
Helping commercial services companies, and the investors who back them, win more contracts at a lower cost per lead, across one location or fifty.
MARKETING BUILT FOR HOW COMMERCIAL BUYERS ACTUALLY BUY
Commercial services is a different sale than residential, and most marketing treats it like the same one. Your buyer is a facility manager, a property manager, or an owner with a building to run; someone who isn’t shopping on impulse, is usually under contract with somebody else, and only becomes reachable in a narrow window when that relationship starts to fail. Reaching them takes precision rather than volume, and it means the metric that matters isn’t leads, it’s cost per contract won.
StructureM has spent sixteen years building marketing programs for commercial operators and multi-location systems, measured against unit economics rather than impressions.

- Certified partners with Google, Meta, HubSpot, and other leading marketing platforms
- Transparent live dashboards showing performance at both company and location level
- Month-to-month partnerships focused on earning your business through measurable results
- Full-service capability including SEO/AEO, Google Ads, Local Services Ads, website design and development, social media, email, CRM and marketing automation, and reputation management
Whether you’re a single-market operator trying to break out of referral dependence, a multi-location company where some markets perform and others quietly don’t, or a platform absorbing acquisitions and standardizing how they go to market — the work starts the same way. We look at what a customer actually costs you today, tell you plainly what we think can move, and show you exactly how we’d measure it.
What We Do
Commercial buyers search before they switch. Whether they’re using Google Search, Google Maps, or AI-powered tools, the vendors that get shortlisted are the ones already visible and credible when that search happens — not the ones who start marketing after losing the bid.

BACKED BY PRIVATE EQUITY? SO ARE SOME OF OUR CLIENTS.
When a PE firm owns a commercial services platform, marketing stops being an operating expense and becomes one of the fastest levers available in the value-creation plan — but only if it’s measured against unit economics and only if it can absorb acquisitions without destroying what they built.
That second part is where platforms quietly lose money. An acquired business arrives with its own website, its own Google Business Profiles, its own reviews, and years of local search authority attached to a name you may intend to retire. Migrate that badly and lead flow in the acquired market drops exactly when it needs to hold. Migrate it properly and the equity transfers to the platform brand.
We’ve run marketing for multi-unit systems of 100+ locations, where every location carries its own P&L and the parent organization needs consistency across all of them. Structurally, that’s the same problem a platform faces.
What PE Firms get:
- Reporting at two altitudes — portfolio-level performance for the PE Firm, and location-level detail operators can act on
- Add-on integration handled deliberately: domain and redirect strategy, profile consolidation, review migration, and a location-page structure the next acquisition drops into
- A Total Online Presence Audit — a full read on a business’ visibility: where its demand actually comes from, how durable that flow is, and the gaps and opportunities that will shape the first hundred days
- Month-to-month engagements, so there’s no multi-year agreement to surface in diligence and nothing to unwind at exit
- Owned assets throughout: domains, profiles, ad accounts, and data belong to the company, never to us

Frequently Asked Questions
How is marketing a commercial services business different from residential?
The buyer, the timeline, and the math. A homeowner has a problem today and picks from whoever shows up credible. A facility manager is almost always already under contract with someone, which means you’re not competing for an open need — you’re competing to be the obvious call when an existing relationship starts to fail.
That makes visibility a long game and makes lead volume a misleading metric. Twenty inquiries that produce two contracts beat sixty that produce one, and programs built for residential volume tend to spend heavily against exactly the wrong audience.
We get most of our work through referrals and relationships. Why do we need marketing?
Referrals are the best contracts you’ll ever win, and nothing we do should compete with them. But referral flow is a function of how much work you did last year, which makes it a ceiling as much as an engine — and it thins out precisely when the market softens.
There’s also a quieter issue: when someone recommends you now, the next thing that happens is a search, and what that search turns up either confirms the referral or weakens it.
Good marketing opens a second channel you control and makes the referrals you already earn convert at a higher rate.
How do you keep us from paying for residential leads?
Deliberately, and it’s usually the first thing we fix. Most underperforming commercial programs are quietly funding residential searches and price shoppers — traffic that converts poorly and never becomes a contract.
Restructuring keywords, match types, negatives, and landing pages around commercial language is often the single highest-return change available.
On SparkleTeam it was: cost per lead fell 44% and monthly lead volume rose 77% on an unchanged budget.
We have multiple locations. How does that work?
We build the program at the brand level and deploy it market by market.
Messaging, design, and campaign structure stay consistent everywhere, while local pages, targeting, and Google Business Profiles are tailored to each location’s service area and competitive set.
Corporate keeps control without policing every market, and each location gets marketing that actually performs where it operates. We’ve run this structure across networks of 100+ locations.
We're a PE-backed platform. Can you support add-on acquisitions?
Yes, and it’s worth planning before the rebrand rather than after. An acquired business arrives with its own domain, its own Google Business Profiles, its own reviews, and years of local search authority under a name you may be retiring.
We map the integration in advance — domain and redirect strategy, profile consolidation, review migration, and a location-page structure the next acquisition can drop straight into — so that authority transfers to the platform brand instead of evaporating.
We can also assess a target’s marketing pre-close, which tends to be useful in two directions: it informs the price, and it means the first ninety days aren’t spent on discovery.
How will we know it's working?
Live dashboards you can check any time, plus a monthly review that goes past the numbers. We track cost per lead, lead-to-appointment rate, and cost per contract won — and where your CRM allows it, we follow leads through to signed revenue.
Multi-location and platform clients get both views: company-wide performance and location-level detail.
Because our partnerships are month-to-month, the reporting isn’t a formality. We have to earn the relationship every month.
How long until we see results?
It depends on the channel, and we’d rather be straight than sell a timeline we can’t hold.
Paid search can shift within the first quarter — SparkleTeam’s cost per lead moved 44% on an unchanged budget.
Organic and content compound more slowly, usually three to six months before meaningful movement, with the real return after that.
Both matter, and the reason is strategic: a business that has to buy every lead is worth less than one that doesn’t. That gap gets built years before anyone needs it.
